Once a garage, now a $5.75 Million San Francisco Condo

After the devastating 1906 earthquake, San Francisco began to reinvent itself. One of the most visible changes? Residents started trading in their horses for something far more modern and reliable—the automobile.

As cars surged in popularity, the city saw a wave of new garages spring up to keep pace with demand. Among them was the structure at 1776 Green Street, built around 1914. For decades, this concrete garage served the city’s growing auto culture.

Fast forward more than a century, and the very same building has been reimagined into a luxury condominium complex, blending history with modern sophistication.

“There are maybe two or three properties a year that really make me stop and say, wow,” said David Cohen, founder of City Real Estate, in an interview with Homes.com. “This building is exceptional.”

Located in the heart of Cow Hollow, the five-unit building has just wrapped up construction—and demand has been strong from the start. Four of the residences were spoken for before they ever hit the market. The final available home, a spacious three-bedroom, three-and-a-half-bath residence, has just been listed at $5.75 million.

That figure places it at the upper end of Cow Hollow’s market, according to Homes.com data. And that’s before factoring in the monthly homeowner’s association fee of $1,817 and an estimated monthly property tax bill of $5,750.

Still, Cohen is confident the home’s rare qualities will capture the attention of luxury buyers, especially those in the tech sector.

“To find a building like this in this location is what’s so rare,” Cohen explained. “There are very few new construction projects on the north side of San Francisco. It’s the most expensive area of the city—and to see something luxury, new, or fully reimagined here is almost unheard of.”

Beyond the coveted location, the residence offers impressive scale and design. At approximately 3,000 square feet with a nearly 50-foot-wide lot, the condo doubles the size of a typical San Francisco single-family lot. The result is a home that blends the presence and amenities of a larger building while preserving the intimate, boutique feel of a private residence.

“What today’s buyers want is clear,” Cohen explained. “They don’t necessarily want a building with 100 neighbors. What they value are the amenities—like a gym or private two-car parking—that give them convenience without sacrificing privacy.”

So who is the ideal buyer? Cohen sees two possibilities: someone searching for a pied-à-terre in the city, or a younger professional who may not be able to purchase a single-family home in Cow Hollow but can invest in a condo that offers the same scale and lifestyle.

San Francisco’s tech-driven economy plays a major role in shaping demand. “We’re very tied to the tech world because of our proximity to Silicon Valley,” Cohen noted. “The AI boom is happening right here in San Francisco—it’s bringing in new wealth and a renewed sense of optimism for the city.”

With its blend of history, luxury, and location, 1776 Green Street is more than just another condo development—it’s a reflection of the city’s ongoing transformation.
